Availability needs defining too: vacant now, available on completion, or occupied until a later date? For transport, ask sellers to name the nearest stop and walking distance rather than simply saying “well connected.” A useful response here should therefore give location, measured area, bedroom...

I’m not convinced condition is separate from demand here. A property needing substantial work may attract a smaller buyer pool because the purchase and repairs must both be financed. Renovated stock moving faster could also mean it was priced more realistically from day one. When did the first...

Thirty-four days is a weak basis for assuming the seller is ready to accept 11% less. The offer might open negotiations, but it could also be rejected before you learn whether timing or another term matters more to them. First separate visible updating from unknown defects. Put a realistic cost...

I’m not convinced that opening 13% under is automatically sensible when the available asking comparables are close. Asking prices aren’t completed prices, but they do show the competition buyers are seeing. If the condition only supports modest updating costs, the seller may regard £173,000 as...

Also split the 111 days by condition. A median for renovated and work-heavy properties together may describe neither group particularly well.

Before assigning a percentage to “transfer tax,” ask the adviser to confirm how the particular sale is treated and whether the quoted price is gross of any applicable tax. Those details can change what belongs in that line. I’d also request separate written estimates from the notary, registry...

Moving coordination is where delay becomes expensive or simply exhausting. I would avoid making irreversible arrangements around the most optimistic date. Have a provisional plan, then a confirmation point for movers, access and deliveries. With a new-build, access readiness and completion...

I wouldn’t create too many rigid accounts. Keep the protected emergency money liquid, then maintain one ranked spending list for the rest. Inspection findings can change the order quickly. The important boundary is that furniture upgrades and cosmetic work cannot borrow from the amount you need...

The phrase “keep several parties aligned” deserves more detail. Is the agent mainly coordinating landlords and prospective tenants, or also working with internal teams and outside parties? Without expected transaction volume and first-quarter goals, it is hard to tell whether this is primarily...

Before sending anything, I’d inspect the studio or arrange the usual maintenance visit with appropriate notice. That gives you an up-to-date picture of condition and any work approaching. If refurbishment would be needed between tenants, price it now; if the home is exceptionally well kept...

Ask the inspector to distinguish between work that is urgent, work that should be monitored, and cosmetic items. Then clarify who is responsible for each item under the serviced arrangement. A defect may be real without being your direct bill, while something inside the apartment may fall...

For furniture, make a day-one list rather than a whole-flat list: beds, basic seating, lighting where needed, window coverings if absent, and enough kitchen equipment to function. Leave spare bedrooms and decorative pieces until later. Before committing, get actual moving quotes and inspect what...

Seller motivation may matter more than headline supply. Two similar units can produce very different negotiations if one owner needs a timely sale and the other is content to leave it listed.
