I’m looking for a 4-bedroom home in or near Chicago, targeting a purchase price of $190,000. Reasonable transport access is important, and I want to avoid anything needing major structural work immediately. A dated kitchen, bathroom or general interior is fine if the building has been maintained.

If suggesting a property, please include the neighbourhood, approximate floor area, tenure or ownership type, expected availability, bedroom layout and any known condition issues.

At that price, it would help to define “near Chicago.” Are nearby suburbs acceptable, and is transport access specifically about rail, buses, driving, or some combination? A four-bedroom requirement may also bring up listings where one bedroom is very small or converted, so minimum usable bedroom size matters.

I’d also clarify whether $190,000 is a firm ceiling or just the target before people send options. Remember that the purchase price is not the entire amount needed, especially if an older house has deferred maintenance. “No structural work” can still leave a roof, heating system or plumbing expense, so condition details and an inspection contingency would matter.

One caveat: pushing farther out solely to get four bedrooms could undermine the transport requirement. Compare the actual journey to the places you need to reach, not just distance from Chicago. A home near a useful route may suit you better than a larger one with awkward transfers or a long drive.

When you say tenure, are you open to both a fee-simple house and a condo or other shared-ownership arrangement? That choice could change the ongoing costs and what exterior maintenance is under your control. It would also help to know whether a basement bedroom counts, and whether you need all four rooms on finished above-ground levels.

Good questions. $190,000 is the target and I’d prefer responses close to it rather than assuming a large increase. Nearby suburbs are acceptable if the transport connection into Chicago is practical; I’m not limiting this to one mode yet. I’m mainly seeking a conventional house, and I’d prefer four genuinely usable bedrooms rather than counting an unfinished or questionable basement room. Please flag ongoing shared charges if suggesting any alternative ownership arrangement.
