Delhi mixed-use listings diverged in July 2026: seasonal or selective buyers?

I’m tracking Delhi mixed-use buildings, and the listings I saved stopped moving together in July 2026. Well-presented properties appear to be moving in roughly 77 days, while buildings needing work remain available longer. I’m also seeing a visible gap of about 2.4% between asking prices and completed deals.

Is this seasonal noise, or are buyers becoming more selective? I’d especially welcome completed-sale evidence or direct neighbourhood observations rather than citywide headlines.
 
Selectivity is the more convincing explanation, but 77 days alone cannot establish it. Mixed-use buildings can differ sharply in condition, tenant situation and the balance between commercial and residential space. If the better-presented stock also has more realistic asking prices, condition may not be the only reason it moves sooner.
 
How large is your saved sample, and is the 2.4% calculated from original asking prices or the final advertised prices after reductions? That distinction could materially change the interpretation. Also, are the completed deals from July itself, or transactions recorded later and attributed back to that month?
 
I’d also avoid treating Delhi as one market here. A neighbourhood split might show that the apparent inventory shift is concentrated in only a few areas. Transaction volume matters too: a percentage based on a small number of completed deals can look meaningful while mostly reflecting the particular buildings sold.
 
I’m not ready to choose between seasonality and selectivity from this snapshot. Build a simple table by neighbourhood with first asking price, last asking price, completed price, condition, listing date and completion date. Keep the July 2026 version unchanged, then note later revisions separately. Mark any policy timing that may have affected activity without assuming causation. If the pattern persists across neighbourhoods and through later months, the buyer-selectivity case becomes much stronger.
