I’m looking for a 2-bed home near New York, targeting $1,095,000. Reasonable transport access is important, as is a building without major structural work needed immediately. A dated interior is fine if the property itself has been maintained.

To clarify the budget point: $1,095,000 is the target rather than an invitation to omit anything slightly above it. If a property exceeds that figure, please state the asking price clearly. The monthly cost is probably the biggest missing factor. Two homes at the same purchase price can look very different once building charges and property taxes are considered. Do you have a maximum monthly carrying cost, and are you open to both condos and co-ops? That would help people avoid sending unsuitable options.
 
I’d put bedroom layout ahead of setting a strict monthly cap at this stage. Some advertised second bedrooms are considerably less useful than others, so ask for a floor plan and dimensions rather than relying on the bedroom count alone.

Also, “no major structural work” cannot really be established from décor or listing photos. Building maintenance information and an appropriate inspection or professional review would still matter, depending on the property and jurisdiction.
 
A practical way to keep responses comparable would be to request the same short list each time: exact area, asking price, interior floor area, ownership type, recurring charges, nearest useful transport, floor plan, occupancy date and any known planned building work. That should quickly separate genuinely relevant properties from replies that merely fit the price and two-bedroom label.
