One Rio agent has offered a low percentage with a narrow service package; another charges more but covers much more of the sale. Neither choice feels comfortable without knowing what happens when the straightforward plan breaks down. The detached home is expected to sell for around R$4,648,000.

I want to compare the proposals on more than price. I’m asking each agent to define the photography package, show relevant completed sales, state typical response arrangements and explain how offers are recorded and presented. I also need to know who keeps the file moving after launch and who takes over if a buyer withdraws.

What else should be measurable in writing? In particular, I’d like clarity on the amount used to calculate the fee, when payment becomes due, and how any conflict involving the agent or buyer is declared.
 
Put the proposals into one table and make each agent fill the gaps in writing. Separate marketing, enquiry handling, viewings, qualification, negotiation and closing coordination. For every excluded task, identify who would do it and what it could cost separately. Also confirm whether the fee is calculated from the agreed sale price or another figure, and when it becomes payable.
 
“Photography included” is too vague to compare. Ask how many finished images are included, whether floor plans or video are separate, who approves the material, and whether new photographs would cost extra if the campaign changes. I’d also ask what happens to the images if you replace the agent.
 
Recent comparable sales matter, but only if the homes are genuinely similar. A detached house can differ substantially from another nearby property in condition, plot, access and outlook. Ask each agent to explain why every comparable supports the suggested price, rather than accepting a list of addresses and headline amounts.
 
I would not put much weight on a promised response-time number by itself. A fast generic reply is not necessarily good service. Ask who answers enquiries, what information is recorded, how viewing feedback reaches you and how quickly serious questions are escalated to the named contact.
 
Buyer qualification needs definition too. Does it mean collecting contact details, discussing the buyer’s position, or asking for evidence that they can proceed? The agent should explain what is checked before a private viewing and again before an offer is treated as credible. You can then compare the proposals without assuming they use the phrase in the same way.
 
For fall-through support, give them a scenario: the preferred buyer delays, changes a condition or stops responding. Who contacts the parties, how are deadlines tracked, and is the property kept available to other prospects? You are testing whether “closing coordination” describes actual work or merely occasional status updates.
 
The named contact would be decisive for me at this price level. Ask whether that person conducts the valuation, approves marketing, attends viewings and negotiates, or whether the file moves to a different team after signature. Also request a clear explanation of how they disclose any relationship with a buyer or another intermediary involved in the same transaction.
 
One caveat: the widest service package is not automatically the best. Some included activities may have little value if they are poorly executed. Ask the finalists to walk you through one hypothetical offer: how it is presented, what information accompanies it, how competing offers are handled and what they would recommend you do next. Differences in judgment should become visible.
 
Building on the comparison table, add columns for “included,” “extra charge,” “seller handles” and “not offered.” I would also record whether each answer came from the person who would actually manage the listing. If the salesperson and file handler give different explanations of negotiation or conflict disclosure, that is useful information before committing.
 
After the interviews, score only items that affect your sale: price reasoning, marketing detail, buyer screening, communication, offer handling and support through closing. Keep fee as a separate line rather than letting it dominate every category. Then ask the top two to revise any ambiguous wording in their proposals. The better choice should be the package whose responsibilities and exclusions remain clear under questioning.
