I would keep a running completion budget alongside the purchase budget: known professional costs, moving expenses and the first necessary jobs. The danger is mentally treating the agreed price as the whole transaction, then discovering that several smaller payments all arrive together.
Waiting for more completions improves coverage, while classifying homes by presentation may introduce a subjective judgment; neither resolves the comparison by itself. A well-presented property completing in 92 days could reflect its condition, but it could just as easily have entered the market...
