The maintenance history matters too. A tenant who reports problems early and keeps the apartment in good order reduces the chance of expensive surprises. Look back over your actual repair and communication record; that may justify accepting less than the theoretical maximum.
New-listing volume could change the tactic. If similar properties are arriving faster than buyers absorb them, waiting has value. If little comparable stock is appearing, walking away over a manageable charge could leave you with worse alternatives.
