How recent and how close is the completed sale? Also, was it in comparable condition at the time of sale? If either answer is weak, I would avoid giving that one transaction too much authority despite it being better evidence than asking prices.
What does “needs updating” mean in a new-build—unfinished items, cosmetic choices or actual defects? That distinction affects whether a lower price or repair credit makes more sense.
